How We Quote: A Transparent Approach to Pricing Your Build

When you’re investing in a build whether it’s a new home, renovation, or commercial fitout one of the biggest questions is: “How much is it going to cost me?”
At MK Fuller, we believe quoting should be clear, honest, and rooted in real numbers not guesswork. So rather than throw you a ballpark figure or an attractive low number that changes halfway through the job, we take a considered, step-by-step approach to quoting. Here’s how it works:
1. We Start with a Walkthrough and Scope Deep-Dive
The quoting process always begins with a conversation ideally on-site. We meet you to walk through the project, talk through your goals, and ask the right questions about finishes, materials, layouts, functionality, and more. From the look you’re after to how you want the space to work day-to-day, these details help us get a full picture of the job.
2. We Request Real Estimates from Our Suppliers
Once we understand the full scope, we break it down internally and go out to our trusted network of suppliers and trades from electricians and plumbers to steel fabricators and material suppliers. This step is key.
Why? Because it means the quote we give you is based on real supplier pricing, not rough estimates. It reflects current market rates and is tailored to your project no guesswork, no fluff.
3. We Quote the Entire Scope - Not Just the Shiny Bits
Here’s where our process sets us apart.
Some builders will quote only part of the job just enough to win the project with a cheaper-looking price. It might leave out key elements like painting, fixtures, or clean-up. That cheaper quote? It usually becomes a headache later, when the ‘extras’ start to add up and the real cost becomes clear.
At MK Fuller, we do things differently. We quote for the full job, from start to finish - including all materials, fixtures, finishes, labour, and specialist trades. Every line item is broken down in a clear, structured format, so you can see exactly where your money is going.
This full-scope approach gives you confidence that nothing’s being left out - and that you’re comparing apples with apples when reviewing quotes from different builders.
4. You Stay in Control of the Final Scope
The beauty of quoting this way? You get options.
Once we present your detailed quote, you can choose to:
A. Pair back the scope of works – Perhaps you’d like to simplify certain finishes or remove non-essential items to meet your budget.
B. Proceed as is – You’re happy with the scope and pricing, and we move forward to schedule and contracts.
C. Stage the project – Prefer to break the build into manageable phases? We can tailor the quote to reflect a staged approach that works with your timeline or budget.
Why It Matters
This quoting process takes more time upfront - but it saves you time, money, and stress in the long run. It means no surprises, no hidden costs, and a smoother experience from start to finish.
Because at MK Fuller, we don’t just build premium homes and spaces. We build trust.
