Thinking of Building with MK Fuller? Here’s What to Plan Before We Get Started

Taking the leap and building your dream home or transforming your current one is exciting stuff. But before we pick up a hammer or lay a single brick, there are a few key things we’ll need from you to get the ball rolling smoothly.

At MK Fuller, we’re all about craftsmanship, clarity, and collaboration. To help us deliver your vision, here’s a checklist of what you should have prepped before engaging us as your builder:


1. Define Your Project

Before we get into the nitty-gritty, take some time to really shape what you’re trying to build. Are you after a new high-end residential home? A sleek renovation? A commercial space with edge? Knowing the type and scale of your project helps us determine how best to approach it and how we can add value from the outset.


2. Create a Mood Board or Style File

We’re visual people. Pull together inspiration images, colour palettes, textures, and any mood board material that communicates your vision. Pinterest boards, magazine tear-outs, or even snapshots from holidays it all helps us understand your taste and vibe.


3. How Do You Plan to Live in the Space?

It’s not just about what looks good it’s about how you’ll use your space every day. Are you a growing family? Do you work from home? Are you planning to entertain often? When we understand how you live, we can build a space that truly works for your lifestyle.


4. Have Preliminary Sketches or Plans Ready

Even if they’re rough or conceptual, any sketches, drafts, or existing floorplans are useful. If you’ve already engaged an architect or designer, that’s even better we’ll collaborate closely with them to bring your ideas to life, if you want recommendations we also help with that.


5. Lock in Your Budget

We know it’s not the most glamorous part of planning but it’s one of the most important. Have a realistic budget in mind (including a contingency for the unknowns). If you’re exploring finance options, chat with your lender early so we can move fast when the time comes.


6. Sort Out Permits and Approvals

Depending on the scale of your build, you may need development applications, planning approvals, or a building surveyor’s input. If you’re unsure, we can help guide you through what’s required but having your paperwork underway ahead of time speeds things up significantly.


7. Get to Know Your Builder (That’s Us)

Choosing the right builder is a big decision. Do your research, check out our past work, and ask us questions. We’re transparent about our process, timelines, and communication style, because we want you to feel confident every step of the way.


8. Have a Timeline in Mind

While construction timelines can shift (thanks to weather, council approvals, or material delays), having a rough window in mind helps with scheduling and expectation-setting. Whether you're aiming to be in by Christmas or mid-next year, let’s start that conversation early.
